It is strongly encouraged for any new tenant and/or landowner to check with the municipalities Zoning Administrator prior to signing a lease. Every new tenant, even if the use remains the same, is required to pull a permit so that we are aware of a new tenant. Most times a new tenant will require its own permit for signage and or fit-up. In addition, we must make sure that the use is allowed in a particular zoning district. Many commercial spaces have shared parking, and water/sewer allocations for the entire facility. This too must be monitored. Best to know what you are facing before you have gone too far in the leasing process.
