Commercial real estate advice from a commercial real estate attorney:

As a real estate attorney representing potential purchasers, the value of a good commercial real estate team of professionals cannot be overstated. This team includes a commercial real estate broker, a civil engineer and an environmental consultant. The broker often is the first professional involved in the process and can gather and assemble pertinent information relating to the property, including items related to permits, taxes, leases and environmental matters. This is very helpful to me when I commence my work to draft or review a purchase and sale agreement and when I begin to examine the title. A good broker stays involved in the process from contract signing to closing to answer inquiries concerning the property and facilitate communication among all the professionals involved in the transaction. A civil engineer plays a vital role in reviewing the permit status of the property and advising with respect to necessary permits for proposed changes to the property. The environmental consultant’s role will vary depending on the type of property, but understanding the environmental history of a property is a necessity to evaluate what further environmental investigations may be warranted to protect a buyer from liability. In short, the team approach best serves a client in understanding all aspects of the property and making decisions with confidence.
