Disclosure: The Town’s Planning & Zoning database includes information for 206 Hegeman Avenue as well as 429 Troy Avenue. The Town database includes various documents dating to the 1980s, including Planning Commission approval from 1992 & 1995. There was also correspondence from 1992 with the Town of Essex regarding municipal water and sewer services. However, nothing was located providing clear documentation of the total water and sewer allocation assigned to this use / parcel.
A search of the State’s online wastewater permitting database did not return any prior permits for this parcel. The Town of Colchester now administers the Wastewater System and Potable Water Supply Permit program on behalf of the State. A ‘clean slate exemption’ under the Wastewater System and Potable Water Supply Rules may not be an option with the Town of Colchester for this parcel. A Wastewater System and Potable Water Supply Permit may be required from the Town depending on the future use of this parcel.

DISCLOSURE CONCERNING REPRESENTATION: Real estate professionals in Vermont are required to disclose their agency status to persons with whom they communicate. Our firm represents both sellers through Listing Agreements and buyers through Buyer Broker Agreements. We also market properties on behalf of sellers through cooperation agreements with brokers who have listings with those sellers. We do not represent sellers and buyers in the same transaction. Unless our firm has a Listing Agreement or Buyer Broker Agreement with you, we do not have a broker/client relationship with you and we are not acting on your behalf as your agent. If you are a prospective buyer and we send you information concerning properties you may be interested in, we are doing so as the seller’s agent or as a cooperating broker with agents who represent the seller. If you would like to enter into an exclusive right to represent buyer agreement with me, please contact me. However, it cannot be on a property I have listed. To avoid conflict of interest, my office policy is not to represent more than one buyer on the same property (first come first served).
